Every seller would like their home to sell fast and for top dollar.  Here are tips to prepare and turn your home into a presentable and marketable property to acomplish your goal.

Detatch your emotions.  Make the mental decision to "let go" of your emotions and focus on the fact that soon this house will no longer be yours.

Be realistic.  Houses are not worth what they once were. Price is the biggest factor in a sale, know what your house is worth and price it right.

Curb appeal. If a buyer dosen't like the way your house looks from the outside, chances are they won't bother going inside.

De-clutter.  Throw out some of that old junk. Sweep, dust, mop and vaccum.  When the inside of the home is more open and clean, it is easier for the buyers to see themselves living there.

Minor repairs. Patch any holes in the walls.  Fix that leaky faucet. Replace burned out light bulbs.  Paint the interior in neutral colors, don't let buyer's remember  your home at the house with the bright pink kitchen.  And finally, Paint the front door and clean the windows.
